Tir Cyffredin Housing Cooperative Ltd is seeking expressions of interest for investment in loan stock.

Investment amount: Any amount between £1,000 - £50,000 (in £1,000 increments)
Interest: 0% - 3%
Repayment period: 5, 10, 15 or 20 years
Target to reach: £140,000
How will the money be spent?
The purchase of Bryn Tyrnol at £240,000 (a discount of £35,000 from the market value).
In order to make Tir Cyffredin financially sustainable and affordable, we are increasing the capacity from five to seven tenants. We will achieve this by converting two of our outbuildings into light, spacious bedrooms using natural building materials. The estimated building costs are £31,000.
We are applying to the Ecology Building Society for a mortgage of 60% of the house price, at £142,000.
We are seeking £140,000 loan stock to fund the remaining 40% of the house price and the numerous extra costs (building works, solicitors fees, survey, etc.)
What is loan stock?
'Loan stock' is a term used for money invested in a co-operative by external parties. One of the advantages of loan stock is that it is a direct agreement between the co-op and the investor, so the full amount goes directly to the co-op rather than to a bank or any other intermediary services.
The loan is financed by rental income from members. Loan stock is a form of stock rather than a share, therefore it does not give the lender any powers or rights over the running of the co-op.
Why should I invest?
We are offering an opportunity to join us in this social housing project that will increase access to affordable, tenant-controlled housing in rural Wales whilst also offering a good return on your investment. Supporting this project is a way of supporting sustainable development and ensuring safe, supportive, environmentally friendly housing for generations to come.
How much can I invest and at what interest rate?
You can invest anything from £1,000 to £50,000.
We are offering interest rates up to 3%.
When will I be repaid?
You can choose a loan period of 5, 10, 15 or 20 years. It’s better for us that the loan period is as long as possible. At the end of this period the co-op pays you back the full amount plus interest at the agreed rate.
